Epic's free sample project from the Electric Dreams demo shown at GDC 2023 alongside Unreal Engine 5.2. It is a jungle environment built from a handful of Quixel Megascans assets and populated with the Procedural Content Generation framework (PCG), plus a Substrate opal shader ball and examples of Lumen, Nanite and Soundscape. The project ships seven levels, from the full environment to small PCG examples (close range, spline, large assembly, ditch assembly, forest). It is a study project for PCG and UE5 rendering, not a drop-in asset kit, and it is locked to Unreal Engine.

Engine lock
Licensed for use only in products built with Unreal Engine (Epic's UE-Only Content).
The listing carries the line "UE-Only Content - Licensed for Use Only with Unreal Engine-based Products" while its Details panel says "Standard License". The Fab Standard License summary says usage "is not limited to Unreal Engine", so the listing-level UE-Only designation is the narrower term and is the one recorded here (engine_lock: unreal)
The Epic Content License defines UE-Only Content as content "only permitted for use in conjunction with Unreal Engine and Unreal Engine-based products as designated by Epic, such as Twinmotion"
No redistribution: the Fab EULA summary says you may not "Resell or redistribute the asset for free on a standalone basis or allow others to do the same". Do not commit the project or its assets in source form to a public repository; share only with collaborators on your project
PCG and Substrate were Experimental when the sample shipped, and the listing still says they "are not recommended for use on live projects"
Heavy: the listing's suggested minimum spec is an 8-core Intel i9 and an NVIDIA RTX 2080 with 8 GB VRAM
Delivered as a complete project, Windows and Mac targets
